1.0 INTRODUCTION

1.1 BACKGROUND OF STUDY

The need for sub professional loyalty in business has been recognized by many scholars. Sub professional loyalty is one of the most frequently discussed subjects in the estate surveying industry literature (Eshghi et al., 2007; Heskett and Sasser, 2010). There is a plethora of definitions of loyalty and/or sub professional loyalty in the extant literature.

Sub professional loyalty in estate surveying and valuation firm exists when a firm in estate surveying industry perform below their dedication to effectively do some specific services in the future (Jones et al., 1995). Most organizations in Nigeria put in so much effort to get their members of staff to stay committed. Some of these efforts are seen in the level of incentives given to their staff. (Grossman, 1998).

Loyalty is used to describe the willingness of a customer to continue patronizing a firm’s goods and services over a long period of time and on a repeated and preferably exclusive basis, and voluntarily recommending the firm’s products to friends and associates (Lovelock, 1996).

However real estate agency is essentially a land based profession that deals with the business of buying, selling or leasing of interests in real estate, which may be land or buildings or interests therein. Practitioners of this trade are generally addressed as Estate Agents in our environment.

Considering the importance of housing in mans hierarchy of needs and the huge deficit that exists in the housing sector in Nigeria, Real estate Agents generally play a very important role in the socio-economic life of the country. Generally a real estate agent is a person, who possesses the authority to act on behalf of another person with a view to establishing contractual relationship between his principal and a third party.

The person, who employs the agent, is usually called the Principal. Several variants of real estate Agent/Agency exist (Olatunji, 2008).

1.2 STATEMENT OF RESEARCH PROBLEM

The estate surveying and evaluation industry is one of the fastest growing sectors in Nigeria with lots of investment but there are some clogs on the wheel of their development; one of the major problems is the issue of sub-professional loyalty within the estate surveying and evaluation firms in Nigeria. Most estate surveying and evaluation firms are performing below the professional level to their customers and that may affect the rate of referrals and trust in these firms in Nigeria. It is to this regard that the study desire to carry out a study on evaluation of sub-professional loyalty within a practicing firm of an estate surveying and valuation in Lagos State

1.3 AIM AND OBJECTIVES OF STUDY

The main aim of the research work is to evaluate sub-professional loyalty within a practicing firm of an estate surveying and valuation in Lagos State. Other specific objectives of the study are:

  1. to determine the effect of sub-professional loyalty on the estate surveying and valuation firm in Lagos State
  2. to determine the factors affecting sub-professional loyalty in within a practicing firm of an estate surveying and valuation in Lagos State
  3. to examine whether sub-professional loyalty really exist in the estate surveying and valuation firm in Lagos State
  4. to proffer solution to the above stated problem

1.4 RESEARCH QUESTIONS

The study came up with research questions so as to ascertain the above stated objectives of the study. The research questions for the study are:

  1. What is the effect of sub-professional loyalty on the estate surveying and valuation firm in Lagos State?
  2. What are the factors affecting sub-professional loyalty in within a practicing firm of an estate surveying and valuation in Lagos State?
  3. Does sub-professional loyalty really exist in the estate surveying and valuation firm in Lagos State?

1.5 STATEMENT OF RESEARCH HYPOTHESIS

H0: sub-professional loyalty has no significant effect on the estate surveying and valuation firm in Lagos State

H1: sub-professional loyalty has significant effect on the estate surveying and valuation firm in Lagos State

1.6 SIGNIFICANCE OF STUDY

The study on evaluation of sub-professional loyalty within a practicing firm of an estate surveying and valuation will be of immense benefit to the entire estate surveying and valuation firms in Lagos State. The study will also be of great assistance to other researchers that desire to carry out similar research on the above topic as the findings of the study will educate the general public on sub-professional loyalty, the effect of sub-professional loyalty on estate surveying and valuation firms and the factors affecting estate surveying and valuation firms. Finally the study will contribute to the body of existing literature and knowledge in this field of study and provide a basis for further research

1.7 SCOPE OF STUDY

The study on evaluation of sub-professional loyalty within a practicing firm of an estate surveying and valuation is limited to estate surveying and valuation firms in Lagos State. The study will cover on sub-professional loyalty, the effect of sub-professional loyalty on estate surveying and valuation firms and the factors affecting estate surveying and valuation firms.

1.8 LIMITATION OF STUDY

Financial constraint- Insufficient fund tends to impede the efficiency of the researcher in sourcing for the relevant materials, literature or information and in the process of data collection (internet, questionnaire and interview).

Time constraint- The researcher will simultaneously engage in this study with other academic work. This consequently will cut down on the time devoted for the research work

1.9 DEFINITION OF TERMS

Loyalty: a strong feeling of support or allegiance that exist among estate surveying and valuation firms in Lagos State

Sub-professional: functioning or qualified to function below the professional level but distinctly above the clerical or labor level and usually under the supervision of a professionally trained person
